A Real Estate Workout Regime

My New Year's resolution came into full effect this week as I joined the gym and made a commitment to working out at least 3 times a week. I am starting off slow and easing my way back into getting in shape. A couple of miles on the treadmill and some weight training has been a good start to my weekly regime. A ton of support from my family keeps me motivated to go! At 35 years old, it does not get easy!!

On the first day, I met with the trainer and he asked me several questions about my goals and how I planned on accomplishing them.  He then outlined a good program for me to follow and explained the process of getting back into shape. We discussed cardio training, weight training, diet, accountability and motivation. All of these pieces that must come together if I was to be successful accomplishing my goals.

Hibernation buyers are back in the game


I have always known the word "toboggan" as being a large, wooden sled with
a curved front. We use to pile on as many of us that could fit, then hold
on for dear life as we sled down a great big hill. In North Carolina, they
call a "toboggan" a winter hat! Either way, its really cold so bundle up
your ears or go sledding if there's snow.


Since the beginning of the new year, there has been a huge uptick in buyer
phone calls and internet inquires about the Lake Norman Charlotte real
estate market. People are back out there looking at houses again now that
the holidays are over. I like to describe these buyers that stay on the
fence during the month of December as hibernation buyers. They go to sleep
during the best month to get a deal! Good thing there are a large number of
new listings coming available everyday.

Time and Patience

Have you ever put the TV on early in the morning and the volume is blasted to an extremely loud level from watching the previous nights shows? My ears are shocked at how loud we watch TV sometimes!

During the past two weeks I have been going through the records of sellers that had their properties listed for sale in 2010, but they never sold and expired off the market. I went through 7 of them in Cornelius, NC and these were my results:
2 listing appointments made
2 still active listed in the MLS with a different Realtor®
2 sold in 2013
1 bad phone number

While I was doing my homework for each potential seller, I compared the market analysis with today's values to their values in 2010. Each of the respective homes are both waterfront on Lake Norman and have over 3500 square feet of living area. The results on both of the homes showed the values were about the same as their asking price was in 2010. So lets be real! The listing did not sell 4 years ago because they were overly optimistic about pricing. Probably from when things were too great a few years beforehand. Well its probably a good thing the property did not sell. Listing the home NOW might be able to make you more money!

More sellers may be able to realize a higher NET in today's market than what they had expected 4 years ago. The market has continued to improve with more and more people moving to Charlotte and Lake Norman area. You have also been paying down the principal on your mortgage during the past years. Interest rates are much lower as well so more buyers can qualify to buy your property! Define your key to success

Regardless of what field of work that you are in, there are always ways you can improve in your craft. With that being said, welcome back to my blog on Fridays! A little different version than in the past. We are a year later and coming from Rhode Island to North Carolina.  This is a way I can continue to stay current with the local and national real estate market and pass on my thoughts to YOU each week. With a Petit Home Team twist!

Once a month at my daughter's school, they have an All Pro Dads (www.AllProDad.com) program where I go in to school with Madi and we have breakfast with the other Dads and their children. All the Dads get a chance to stand up and say one thing they are proud of their child during the past month. Today I grabbed the microphone and told Madi I was proud of her for the way she acts as a big sister. The smile she gave back to me was priceless.  We encourage her to be a good example to her brothers and she has been taking on new responsibilities without us even asking. Small things like saying thank you, eating whats on the dinner plate and sharing toys are all improvements I noticed Madi taking on. Encouraging her about the good behaviors we expect from her, helped define her success and in turn, her brothers follow a good example. 

The Petit Home Team has defined their success for 2014. We have been active in the Lake Norman real estate market for one year now and look forwad to build on what we learned. With the help of God, our families and Keller Williams, we expect to have a break out year! We have laid out our goals for the new year and how we plan to accomplish them. We will continue to grow and continuously learn new things, all for the better of our clients.
