2.Homeowner Tax Changes

The new tax law that was signed into effect at the end of 2017 will affect all taxpayers. Homeowners should familiarize themselves with the areas that could affect them which may require some planning to maximize the benefits.

Some of the things that will affect most homeowners are the following:
  • Reduces the limit on deductible mortgage debt to $750,000 for loans made after 12/14/17. Existing loans of up to $1 million are grandfathered and are not subject to the new $750,000 cap.
    40009294-250.jpg
  • Homeowners may refinance mortgage debts existing on 12/14/17 up to $1 million and still deduct the interest, so long as the new loan does not exceed the amount of the existing mortgage being refinanced.
  • Repeals the deduction for interest on home equity debt through 12/31/25 unless the proceeds are used to substantially improve the residence.
  • The standard deduction is now $12,000 for single individuals and $24,000 for joint returns. It is estimated that over 90% of taxpayers will elect to take the standard deduction.
  • Property taxes and other state and local taxes are limited to $10,000 as itemized deductions.
  • Moving expenses are repealed except for members of the Armed Forces.
  • Casualty losses are only allowed provided the loss is attributable to a presidential-declared disaster.
The capital gains exclusion applying to principal residences remains unchanged. Single taxpayers are entitled to $250,000 and married taxpayers filing jointly up to $500,000 of capital gain for homes that they owned and occupied as principal residences for two out of the previous five years.
Not addressed in the new tax law, the Mortgage Forgiveness Relief Act of 2007 expired on 12/31/16. This temporary law limited exclusion of income for discharged home mortgage debt for principal homeowners who went through foreclosure, short sale or other mortgage forgiveness. Debt forgiven is considered income and even though the taxpayer may not be obligated for the debt, they would have to recognize the forgiven debt as income.
These changes could affect a taxpayers’ position and should be discussed with their tax adviser.

Super Bowl Drinks for Beer-Haters

Everyone loves an Arnold Palmer, the classic half-and-half combo of lemonade and sweet tea. Make it even more fun for the adults with a generous amount of your favorite bourbon. This recipe is great for parties because you can make it a day in advance. Follow the recipe as directed, omitting the ice and garnish. Store in the refrigerator in a pitcher. When you are ready to serve, stir in ice cubes and lemon slices.

If you’re looking for the best-ever margarita, put down the bottled mix and try this recipe. The secret ingredient is powdered sugar, which sweetens the drink and dissolves instantly. Serve it on the rocks or add ice and whiz the mixture in a blender to make a frozen margarita.

Looking for something a little lighter than a margarita? Try this tangy, fizzy cocktail made with fresh red grapefruit juice, your favorite citrus soda, tequila, and a jalapeno for a little bit of heat.

GO PATRIOTS!!

2. Winterizing Pipes

As you ready your house for the cold days ahead, don’t forget about your water system. When water freezes, it expands. So if the temperature of your pipes drops below 32 degrees, even for a short period, you run the risk of a pipe fracture or worse. Take the following precautions now to avoid a major headache later.
Inside Your Home
Anywhere cold air blows on a pipe, it creates the potential for freezing. To make sure your pipes are well-insulated, close crawl space vents and stuff insulation over the openings. Even a tiny hole can let a lot of cold air blow in; make sure you fill in all the cracks.
A bathroom or laundry room located above or next to a garage can be particularly vulnerable, so keep the garage door closed to maintain maximum heat.
If your bathroom pipes run along an outside exterior wall, try keeping the vanity door(s) open to allow heat inside. If you’re anticipating a deep freeze, consider using a fan to help circulate the air near the pipes, or purchase a small space heater for some extra temporary heat.
Finally, never turn off the heat when you leave home during the winter. Instead, set the temperature to at least 55 degrees F (higher if you’ve had problems in the past or live in an area of extreme cold). If you have multiple heat zones, be sure to adjust all thermostats appropriately.
Outside Your Home
Disconnect and store garden hoses. If your home has a separate shut-off for external faucets, turn it off and drain the water from those faucets.
Turn off and drain sprinkler systems. You may want to call in a professional company to blow out any leftover water in the underground lines. A broken sprinkler pipe can do damage to the delicate components that make up the entire system, increasing the cost of repair.
Know where your main waterline shut-off is before problems arise. Depending on the age of your house, it can be inside a garage, basement or laundry room, or underground in your yard. After turning the water off, turn on faucets to allow the water to drain and release the pressure in your pipes.
Signs You Have Frozen Pipes
• You turn on the faucet but nothing comes out. Look in the most likely places and use the techniques listed above to gently thaw the area. Whatever you do, do not use a blowtorch to warm up a frozen pipe. Many homes have been set on fire this way.
• The water is turned off but you hear rushing water running anyway. This could be a sign that you have a leak somewhere. You should turn off the water lines immediately and investigate.

FHFA Announces Maximum Conforming Loan Limits for 2018

Fannie Mae and Freddie Mac Baseline Limit Will Increase to $453,100

The Federal Housing Finance Agency (FHFA) announced the maximum conforming loan limits for mortgages to be acquired by Fannie Mae and Freddie Mac in 2018. In most of the U.S., the 2018 maximum conforming loan limit for one-unit properties will be $453,100, an increase from $424,100 in 2017.
Baseline limit
The Housing and Economic Recovery Act (HERA) requires that the baseline conforming loan limit be adjusted each year for Fannie Mae and Freddie Mac to reflect the change in the average U.S. home price.  Earlier today, FHFA published its third quarter 2017 House Price Index (HPI) report, which includes estimates for the increase in the average U.S. home value over the last four quarters.  According to FHFA's seasonally adjusted, expanded-data HPI, house prices increased 6.8 percent, on average, between the third quarters of 2016 and 2017.  Therefore, the baseline maximum conforming loan limit in 2018 will increase by the same percentage.
High-cost area limits
For areas in which 115 percent of the local median home value exceeds the baseline conforming loan limit the maximum loan limit will be higher than the baseline loan limit.  HERA establishes the maximum loan limit in those areas as a multiple of the area median home value, while setting a "ceiling" on that limit of 150 percent of the baseline loan limit.  Median home values generally increased in high-cost areas in 2017, driving up the maximum loan limits in many areas.  The new ceiling loan limit for one-unit properties in most high-cost areas will be $679,650 — or 150 percent of $453,100.
Special statutory provisions establish different loan limit calculations for Alaska, Hawaii, Guam, and the U.S. Virgin Islands.  In these areas, the baseline loan limit will be $679,650 for one-unit properties, but loan limits may be higher in some specific locations.
As a result of generally rising home values, the increase in the baseline loan limit, and the increase in the ceiling loan limit, the maximum conforming loan limit will be higher in 2018 in all but 71 counties or county equivalents in the U.S.
Questions about the 2018 conforming loan limits can be addressed to LoanLimitQuestions@fhfa.gov.

1. Petit Home Team NEWS
Keller Williams’ charity arm, KW Cares, was finally able to send in its three 18-wheeler trucks from Austin, Texas, to a waiting warehouse in Houston at 10:30 a.m. CDT, Friday. The trucks had volunteers aboard ready to work on unloading the trucks at the other end. Keller Wiliams spokesperson Darryl Frost said the company was expecting 700 to 1,000 volunteers to be working over Labor Day weekend. Packed with generators, nonperishable food, diapers, cleaning supplies, wheelbarrows, flashlights and more, the trucks have been prepared to roll out since Monday, when Hurricane Harvey continued to make its ugly way through the region and wreak havoc.
The address of the Houston warehouse is only known to Keller Williams associates and leaders at this stage as KW Cares is a charity for Keller Williams associates primarily. The flooded roadways of Houston made the small fleet unable to enter the city until today.
With 16 market centers and 4,400 associates in Harvey’s footprint, Keller Williams had lined up three warehouses to help with the aftermath — one in San Antonio, one in Corpus Christi and one in the dryer part of Houston. But because of the way the storm has developed, Houston is the command center.
As of Tuesday morning, Keller Williams has confirmed 312 KW agents whose houses have been damaged by the hurricane to some degree, said spokesperson Darryl Frost, who expects this to rise. Leadership had made sure to touch based with each of the affected 4,400 associates this week, he added. On Monday afternoon, Keller Williams sent an email out to all staff to outline what steps it was taking to help its agents in the affected communities. Many around the country have asked what they can do to help.
“Due to large amounts of flooding and destruction, KW Cares estimates that we will need to raise millions to aid those affected,” the company said, directing those able to assist to kwrelief.org to contribute monetary donations and indicate that it’s for Hurricane Harvey. “Our primary need is for financial donations as well as Visa, Target and Walmart gift cards.”
Executive Director of KW Cares, Kathy Neu, was heartened by stories of KW agents going beyond the call of duty in flood-stricken Houston.
“We have an agent in Houston who heard that the wait times for people in trouble were unbelievable,” she said. “After he got his family to safety, he got his kayak out and went back out to help other Keller Williams agents and their families; he also helped neighbors in the community.”
Once further damage has been assessed, KW Cares will implement the “Heart to Heart” program, in which a market center can elect to “adopt” a family and provide for their needs over the coming weeks.
