What's your autograph worth?


After each softball game, I give a game ball to one of the girls on the team that earned it. Last week, a first year player received the game ball and she asked me to sign it. That was such an honor! It certainly is not worth any money, but the gesture alone made my day. In case you were wondering, you can buy a Babe Ruth autographed baseball for $12,000 on ebay.

Who ever thought that a person's autograph could be worth money? It's just ink and most of the time you can't make out the name of the person who signed it! Look at a person's signature on an important document though. If you are signing an offer to purchase or listing agreement, the signature is remarkably readable. The autograph is not worth money, but the piece of paper you just signed means a lot. Your signature binds you to the outcome, good or bad, and that's what your signature is worth. Depending on how important the document is, usually determines how clearly written the autograph is!

Real Estate Madness

It's March Madness time! I'm not talking about your busted NCAA bracket either. The spring real estate market is in full effect and all indications show there is no slowing down. Properties that appear well kept and priced accordingly, will get multiple showings. Here are some tips for sellers to prepare their home for when the herds of buyers come through:

1. Landscaping: A first impression goes a long way. Flowers are beginning to bloom and trees are budding with all different colors. Make sure the front entrance way looks welcoming to prospective buyers. You want to make them feel at home and welcomed when they enter the front door.  When buyers review all the homes they saw with their agent, most will describe the properties they liked from the first thing they saw when they pulled up to the home. "I really liked the home with the wrap around porch and American flag waving in the air."

2. Start packing and clear away clutter: You are going to have to do it anyways! If you start now or prior to the home being listed, this will help eliminate last minute stress. Start with cleaning your closets, basement, garage or attic. These are items you rarely use and if you begin putting stuff away in boxes, you'll be glad you didn't wait until closing day to pack up the Christmas tree.  

3. Make minor improvements: While you do not necessarily want to do a major, expensive renovation project before you sell your home, you can make minor repairs and improvements that will give your home a fresher look to buyers. Small items such as replacing the caulk and grout in your bathroom, updating old ceiling fans and light fixtures, changing electrical switch plates or kitchen cabinet doorknobs provide for a clean and neat appearance. Fresh paint and cleaned carpets give the home that "updated" feeling.

Stay at Home and Valentines


As I sit here at home being cozy and warm I see the snowfall just like I was back up north. I said to myself “Did I secretly move back to Boston last night”? All the authorities are saying “stay at home and off the roads”. That is good advice.

Speaking of “Stay at home”, this has me wondering if your home is cozy and warm? Or is it cold and drafty or too small or too big? If so, it might be time to consider finding that right home for yourself. That’s where we can help.

Building A Strong Foundation

If you are preparing to sell your current home, it is important to take a few critical steps at the very beginning of the process to ensure you stand out from everyone else.  Building a strong foundation will give you a step up on all your competition. Here are a few strategies the Petit Home Team will implement that will improve Real Estate:

A new listing comes available to the market. The remarks state "Certified Pre-Owned home". When you are buying a car, you probably would only look at a Certified Pre-Owned vehicle. That gives you comfort knowing the car has been inspected and is in top shape for you to drive home. Why wouldn't you do the same thing with your home? We are approaching our sellers with a Certified Pre-Owned listing strategy that will generate more showings and more OFFERS! Prior to the home going on the market, we obtain an appraisal, home inspection and home warranty for the listing. This gives a potential buyer and buyer's agent piece of mind knowing there will not be any surprises down the road. Also gives the sellers realistic expectations without the deal blowing up during the process.

The appraisal is from a licensed state appraiser, giving their opinion of value and helps us guide the listing price. We will share this with the buyer!  A home inspection which points out any issues with the property. We can get these items fixed! A home warranty covers the property from listing date to a year after the closing. Piece of mind! Wouldn't you want your buyer's agent to put a Certified Pre-Owned home at the top of the showing list? Our sellers do!

A Real Estate Workout Regime

My New Year's resolution came into full effect this week as I joined the gym and made a commitment to working out at least 3 times a week. I am starting off slow and easing my way back into getting in shape. A couple of miles on the treadmill and some weight training has been a good start to my weekly regime. A ton of support from my family keeps me motivated to go! At 35 years old, it does not get easy!!

On the first day, I met with the trainer and he asked me several questions about my goals and how I planned on accomplishing them.  He then outlined a good program for me to follow and explained the process of getting back into shape. We discussed cardio training, weight training, diet, accountability and motivation. All of these pieces that must come together if I was to be successful accomplishing my goals.

As your Realtor, it is very important that we ask as many questions as possible in order to help YOU achieve your goals!
