It's gardening season at the Petit household! This year our theme was "less is more" as we did not over-plant our raised bed garden. We planted 1 cherry tomato, 2 big boy tomato, 1 cucumber, 1 squash and green beans to grow up on the white fence. The front will boast pretty azaleas and a rose plant in the corner. While I was waiting in line to buy those tomato cages at Southern States, a gentleman from Wisconsin shared with me some wisdom when it comes to gardening: a teaspoon of Epson salt makes the plants grow huge! I cannot wait to see the results....Happy May! 

2. Home Staging Trends in 2017

Warm Textures

Throughout 2016, we saw rustic textures and surfaces rising in popularity in home staging and design as homeowners became more attracted to their warmth and natural appeal. Textiles like reclaimed wood and cork bring a lot of character to a space while remaining neutral (an important aspect to home staging). The clean look of modern design is still popular with buyers, but the coldness of it is less appealing. Add some warm, natural textures to your home staging to create the perfect balance and make buyers feel at home.


Contemporary Glamour

A new style that a lot of home buyers are responding to is contemporary glamour. This look takes the clean lines of contemporary design and accents it with some luxurious touches like faux fur and metallic or glass surfaces. The object of contemporary glamour is to create a space that is comfortable but upscale, simple but lavish. Buyers love how this look makes them feel like they are somewhere special while still capturing a contemporary sensibility.

Taupe

Last year, the most popular neutral was gray, but in 2017 expect to see a lot of taupe. Even Sherwin Williams named it their Neutral Color of the Year. Taupe is a warmer neutral that is a cross between gray and brown that fits with the overall desire for a cozy, yet contemporary space. Pair it with white and black to create some beautiful contrast that is perfect for home staging.

Green

Pantone announced their 2017 Color of the Year to be Greenery, a vibrant green plucked right from nature that is a fabulous choice for both home staging and residential design. (After all, green is nature’s neutral.) If you want to accent your neutral palette with a pop of color, green is one of our favorites for home staging and will be particularly popular in 2017. It pairs wonderfully with taupe, which we just mentioned as the Neutral Color of the Year, and is ideal with rustic touches like wood and cork.
You can incorporate this color in textiles, like pillows or a throw, or you can use it in a more subtle way by placing some actual greenery in the form of plants around your home.

Copper Accents

Metallic décor has been in for a few years now, but copper will be getting most of the attention in 2017. It has a more antique look to it that brings a lot of character to a space and is completely timeless. Not only can it take on a glamorous vibe, it can also look more rustic and masculine depending on the sheen and how you use it.
Another great thing about copper is its health benefits. Copper reduces more than 99.9% of bacteria, which makes it perfect for high bacteria areas like the kitchen sink, faucets, and hardware.

 Wrestling season has come to an end and what a great 6 month ride it was! Tripp and Nolan participated in the final tournament of the season. The NC Rookie AAU State tournament was held at Concord Arena and both boys came home with GOLD hardware. Coach Pepere and myself have truly enjoyed coaching and watching every single one of the boys work hard. They cheer loud for one other when the other is wrestling. I usually have to hold them back to the side of the mat! Now we are on to softball season with my daughter's 10U team.

2. Natural Spring Cleaning For A Healthy Home

    1. Brighten your sink by squeezing some lemon juice in the kitchen sink and sprinkle with baking soda. Scrub with a brush to make it shiny and germ free.
    2. Make a window cleaner by putting vinegar and water in a spray bottle. Add some essential oils such as lemon or orange to make it smell like citrus and clean as usual but without the toxins.
    3. You can also use the mixture above to spray in your refrigerator or microwave as an antibacterial spray. Just spray and wipe.
    4. Clean those coffee/tea stained mugs by diluting some baking soda in your mugs with warm water. Let sit for 20 minutes or so, scrub and rinse to remove stains.
    5. Mix baking soda with some dish soap (natural of course) and a few drops of tea tree to make a scrub to clean the bathrooms. There are many ways to clean our homes naturally which are much healthier for us and our families then the old fashion way.
    6. Use liquid castile soap and baking soda to make a soft scrub for bathtubs and bathroom sinks.
    7. Wash all the blankets and curtains using your own homemade laundry soap recipe that you can start by grating a bar of castile soap in front of the television.
    8. Clean all your wooden surfaces using a liquid castile soap wooden surface cleaner that is a great alternative to traditional Pine Sol or Pledge.
    9. Break out the baking soda to clean your toilet or absorb odors in trashcans and on carpets.
    10. The most important spring cleaning hack of them all is to open your windows while cleaning! Even with green cleaners, indoor air is effected by cleaning products, so you want to release the build up of VOCs and scents!

4.How to obtain a NC Real Estate license

The process for obtaining a license by examination is:

  1. Applicant completes required real estate course or otherwise satisfies pre-license requirements.
  2. Applicant files application form and fee with Commission, either online or in paper form.
  3. Commission determines applicant's eligibility for licensing examination and sends qualified applicants a notice of examination eligibility.
  4. Applicant contacts testing service to pay examination fee and schedule examination.
  5. After applicant passes the examination, Commission determines whether applicant possesses the requisite “character” for licensure.
  6. Commission issues license to qualified applicant.

2. Top real estate trends for 2017

A. Mortgage rates will increase


Following the housing market crash, mortgage rates remained at record lows for years. However, that's finally starting to change.
Rates are climbing now and are expected to keep doing so next year, with the Federal Reserve indicating that three more increases to its benchmark rate are coming in 2017.
As a buyer or seller, this essentially points to acting sooner rather than later if you're intending to do a transaction next year. Rates will get higher as we go through the year, and inventory is not going to improve. So winter or early spring will be more advantageous than waiting for late spring or early summer, when most buyers emerge.
B. Demand for Housing Could Heat Up
According to the National Association of Realtors, we could see an uptick in the demand for properties in 2017. Specifically, the National Association of Realtors is predicting that existing home sales will top 6 million in 2017, which is similar to forecasts from the Mortgage Bankers' Association, Fannie Mae and Freddie Mac.
The increased push for housing may be driven in part by a growing number of millennials who are venturing into home-ownership for the first time. In addition to purchasing single-family homes, younger buyers may buy condos as well.
C. More Millennial Buyers May Head to the Suburbs
While big cities are still popular among young adults, many millennials are interested in living in suburban areas. Research shows that 47% of millennial homeowners have opted to buy houses in the suburbs, largely due to the lower cost of living that it entails. The amenities that many suburban areas offer are also appealing, even if it means that homeowners have a longer commute.This trend could be good news for suburban homeowners who are planning to put their homes on the market in 2017. For buyers, the primary advantage of choosing the suburbs over the city is the ability to stretch their budgets. For example, $325,000 may buy you a three-bedroom home in the 'burbs versus a one-bedroom studio in the city.
D. Homeowners Could See Their Equity Rise
While the National Association of Realtors is projecting a slowdown in home prices, other housing industry experts are taking a different stance. CoreLogic, for example, is forecasting a price increase of 5.2% through September 2017. If home prices increase at that rate or close to it, some homeowners could see their home equity rise.Having more equity in your home is a plus if you're hoping to sell your home. The more equity you've built up in your property, the more you stand to make if you decide to sell your house. If you're refinancing to pull equity out of your home for a major renovation, a higher equity value will give you more borrowing power.
E. Supply May Shrink in Some Cities
Despite rising demand, available housing may be sluggish in certain markets. According to the National Association of Realtors, the number of available properties declined by 4.2% between 2015 and May 2016. Currently, inventory is down by an average of 11% (year over year) in the top 100 major metro markets. That's not expected to change much in 2017, which means buyers could face more competition as they attempt to purchase homes.

4.Knights Reveal Full 2017 Promotional Lineup for Historic 30th Season



(UPTOWN CHARLOTTE, NC) -- Legendary baseball players, retro giveaways, memorable theme nights, and historic tributes to 125 years of Charlotte baseball history, highlight the Charlotte Knights promotional schedule for the 2017 -- the team's 30th season under the Knights' name. Charlotte will kick off its fourth season at BB&T Ballpark with Opening Knight at 7:05 p.m. on Thursday, April 6th against the Norfolk Tides.

Back by popular demand, all Thursday games at BB&T Ballpark, including Opening Knight, will feature $3 domestic drafts and $1 small sodas for Thirsty Thursdays ™ presented by Ink N Ivy. A number of other Knightly Promotions return to the schedule, including Friday Night Fireworks presented by BB&T and News Talk 1110 WBT, and Sunbelt Sundays presented by Sunbelt Rentals with post-game Kids Run the Bases. The Knights will light up the sky with post-game fireworks on 15 occasions this season.

New for 2017, the Knights will host All-American Mondays at the ballpark at all eight Monday home games. At three Monday contests, fans can bring their dogs out for Bark in the Ballpark on May 15, June 26, and August 28th. The Knights will also wear All-American uniforms on three Mondays (May 29, July 3, & September 4), and offer $1 Sahlen's Hot Dogs to fans on another three Mondays (May 29th, June 5, and July 24th).

Baseball in Charlotte dates back to 1892 and, throughout the 2017 season, the Knights will honor 125 years of baseball history in Charlotte. At all 10 Tuesday home games this year, the Knights will host Turnback Tuesdays and feature a theme dedicated to Charlotte's rich baseball history at each game. On the first Tuesday game of the season (April 18th), the Knights will host a Negro League Tribute Night and welcome seven Negro League legends to the ballpark. All Knights players will wear #42 to honor Robinson, who broke baseball's color barrier in 1947 -- 70 years ago this season. At the remaining nine Tuesday games, the Knights will wear retro 1990 jerseys. Additional Turnback Tuesday games, including a Tribute to Women in Baseball (June 13th), will be listed online at CharlotteKnights.com.

Fans can expect to meet legendary baseball players at BB&T Ballpark this season as part of the 2017 Celeb Series presented by Harris Teeter & Gain. On five occasions this year, the Knights will welcome players such as Luis Tiant (April 18), Tony Oliva (May 16), Brian Jordan (June 14), Bucky Dent (June 28), and Mustache Bash with Jack Morris (August 16) presented by Shear Excellence. Along with these baseball legends, the Knights will also welcome legends of softball and professional wrestling. On June 7, baseball, professional wrestling, and royalty come together as WWE Hall of Famer Jerry "The King" Lawler will meet and greet fans on Royalty Knight. On Sunday, July 30th, the Knights will host a Salute to Softball Night with a pre-game performance from the Long Haul Bombers. On Sunday, September 3rd, WWE Hall of Famers, the Rock N Roll Express, will headline the 2nd Annual Crockett Foundation Night.

Collectible giveaways this season include a unique Charlotte Knights Wiffle Bat & Ball to the first 2,000 kids courtesy of Kellogg's & Harris Teeter (April 23), a Homer The Dragon Jedi Knights bobblehead to the first 3,000 fans courtesy of BB&T (May 4), a Pink Baseball at the 12th Annual Pink Knights game to the first 2,000 ladies courtesy of Charlotte Radiology and Belk (May 6), a 125th Anniversary Charlotte Baseball Poster to the first 2,000 fans (June 6), a Stadium Replica of Griffith/Crockett Park to the first 2,500 fans courtesy of BB&T (June 27), and a 1988 Knights Retro Youth Jersey to the first 1,500 kids courtesy of Carolinas Health Care System (July 25). On Saturday, July 29th, the Knights will give away a cruise presented by AAA Travel & Carnival Cruise.

Additional theme nights on the schedule this season include, "A Salute to the Queen City Night" on June 17 and a "Carolina BBQ Battle Royale Night" on July 15th. The Mooresville Recreation wrestling season has come to an end after a very successful year! This team consisted of several first year and beginner wrestlers, many learning the sport for the first time. You would have never known it by the way these kids worked out at practice! Every weekend during the matches, you would notice a big improvement made by each of our kids. This team was very much ready for our last match on January 21st, which was the end of season tournament. A fantastic showing by each and every wrestler! The entire team wrestled tough and we ended up having 3 Gold, 8 silver and 3 Bronze medals. Coach Pepere and myself enjoyed being around a bunch of special kids. Their hard work and willingness to learn, made this a special winning season!



2. Help Clients Avoid House-Hunting Drama

Moving is one of the most rewarding, but also one of the most stressful situations that a person can go through. To make the house-hunt a little less stressful, real estate pros offer the following tips:


1. Determine what you want upfront, and stick to that criteria.

What are your non-negotiable items? What location do you desire? What educational opportunities are important? What do you want your daily commute to be? And what price are you willing to pay? “The first step to avoid house hunting drama is to really sit back and think about what is most important to you. This will narrow down your scope so you are not looking at hundreds of homes, just the ones that fit in your criteria. … Looking in an area that’s not going to provide the home type that you want is going to cause frustration.”

2. Get pre-approved for a mortgage.

Avoid delays once you do find a home by getting your loan pre-approved. “If there is any issue, it is identified early on in the process and not the moment that you’re trying to submit a contract on the property. Also, you’ll know your numbers and how much to expect on a monthly payment to make sure you’re house-shopping within your price range.

3. Communicate.

Share with your real estate agent the biggest stresses and fears you have in the home-buying process. “The more open the client is with the agent, the less drama is going to present itself in the transaction. You have to trust your agent and relate to them as a confidant, as an ally.”

4. Don’t linger too long.

Procrastination causes drama. For home buyers on a deadline, professionals recommend beginning four to six months ahead of time to start learning more about the market. Plus, with mortgage rates forecasted to move higher this year, buyers who wait too long may find what they can afford lessen. Have the right expectations, or else you’re setting yourself up for frustration.

The Super Bowl is no longer just a game to watch on TV. It is now a full event that many people look forward to all year long! No matter how well you organize your invitations, menu, and decorations, you still need some fun and exciting games for your guests to play during the game. Here are some awesome Super Bowl party game ideas to include at your event:
Pre-Game Football Game: There is no better way to get your guests’ blood pumping before the Super Bowl than with a friendly game of touch football. When your guests RSVP, find out if they are interested in playing, and if so inform them to arrive a few hours early to the Super Bowl party. Once everyone arrives, split the guests into two teams and start playing. The winning team gets bragging rights for the rest of the day!
  • Rate the Commercials: The commercials shown during the Super Bowl are often as exciting as the game! Companies pay top dollar to have their ads shown at key times during the game. Make a fun game out of ranking the best and worst commercials. Have guests write down their favorites and at the end of the game tally the votes to find out which commercials were the greatest and which were the lamest.
  • Pick-a-Player: Before the game starts, have all of your guests put in $1, $5, or $10, based on how large you want your pool. Put the names of all of the key players on both teams into a hat. Have each guest draw out a name. At the end of the game, whoever’s player is named MVP wins the pot! If your party is on the smaller side, put the most popular players names into the pool to ensure that the MVP will be chosen.
  • Pass the Cup: This is a classic Super Bowl party game to play. Hand one guest an empty cup and have them put a dollar into it. The person has to name a football play, like field goal. The cup keeps getting passed with each person adding a dollar to it. The cup continues to get passed until a field goal is scored and the person holding the cup wins the money! Whoever is holding the cup can make the rule so you can switch it up during the game with touch downs, first downs, etc.
When you plan your Super Bowl party games, make sure to think of the games ahead of time and which ones you want to incorporate into the party. You might also want to let guests know which games will be played so they can be prepared. Some people, for example, don't always carry cash so if you're having a pool, they'll want to know.
Also, between the excitement of the Super Bowl and the games your guests will be playing, things can sometimes get a bit rowdy. Protect your tables and furniture from unnecessary accidents. Clear everything that you don’t need off of the table and put out plenty of coasters for drinks. You should also have napkins and paper towels in close reach for quick cleanups of spills!
